It is a vital part of our business that we try to provide quality properties to quality tenants.To enable us to do this we will place any potential tenant’s details on our database and try to match them to a suitable property. This allows us to match the right tenant to the right property.

The main questions tenants ask us are as follows:


If we have an emergency out of business hours what do we do?

Well here at 1-2-Let, we have a phone number that tenants can call out with office hours that will put you through to a member of our team that will advise you / help you depending on the emergency.


When will our Deposit be returned?

We aim to return deposits to tenants as quickly as possible.Once the property has been checked, the deposit is returned to the corresponding address once receipted utility and local authority bills have been received, or confirmation that they have been transferred to your new address.We try to be as fair as possible when dealing with deposits and one way we get round this is by asking the tenants to leave the property clean and tidy, A detailed inventory is taken prior to tenants moving in and sometimes photographs are taken to compare the condition of the property before the tenants moved in, therefore a fair decision can be made. It is essential prior to checkout, that tenants return all items and furniture to the same room/place as originally stated on the inventory. This can also lead to additional and unnecessary administration costs in trying to locate items.


When will repairs get carried out and who will do them?

Once a repair is reported, steps are taken to ensure that they are amended as soon as possible.We have a list of tradesmen able to repair most problems at very short notice, therefore cutting the length of time taken to get the job done.


How much do I need to pay to secure a property?

Our policy is to take a £100 holding deposit (non–refundable) to have the property taken off the market  for approximately one week,  while reference checks are made . If a property is being held for longer than one week, we may require a larger holding deposit. A deposit equivalent to four to six weeks rent is then required, plus the first months rent in advance minus the holding deposit. There is also an admin charge of £110 inclusive of VAT. There is NO additional charge for subsequent individuals over 18 that are required to be referenced checked and added to the lease. For housing benefit tenants, we appreciate that they may not always have these funds at hand and at the landlords discretion, deposits and advance rents can sometimes be reduced or waivedHolding deposits and rent payments can also be made online.

 


How  do I pay the rent ?

Rent payments are due in monthly on the same day each month. This is determined by the date you moved in. Our preferred method of payment is by standing order, however we do accept cheques, switch/solo/delta/Maestro, postal orders and cash up to £200.
